No landlord would like to have a bad tenant, how can you avoid them?

Screening is one of the most important procedures before accepting an application, it is really difficult to evict "professional" tenants in Ontario and they will consume you so much time and costs.

Here are some suggestions (please note that they are not applicable in some situations):

Collect photo ID of the applicant and photos of other inhabitants (if any);

Communicate with the applicant's current / previous landlord regarding;

whether he knows the applicant is planning to move out;

rent payments are made on time;
-
property is maintained properly.

Interview applicant;

Understand the reason of moving;

Check with the applicant's agent how long has the applicant been working with;

Assess the financial stability and reliability:

Reference or letter from employer with job title, employment length and salary level; call or email to the company for confirmation;

Applicant's family income is reasonably to support their current living and rental payments;

Perform crediting rating check:
-
Credit reports, like Equifax and TransUnion.
